Located on the Atlantic side of Great Abaco Island, Schooner Bay Village will be a harbour village designed with the character of a traditional Bahamian town. This quaint, walkable village is centered around a working/living/recreational harbour, allowing live aboard vessels a maximum 4 night stay, a beach and a greenway, designed to preserve the tropical parrots local habitat.
A mixed-use, well-connected community with a light developmental foot print, Schooner Bay will be a model development for the future growth of Abaco Island.
The Schooner Bay Village site features sweeping views of the ocean and offers the only opportunity for a harbor on the Atlantic coast of the island for twenty miles in either direction. Accordingly, the harbour functions as the center of the community, and will be surrounded by shops, restaurants and other mixed-use buildings generating a civic and commercial vitality. The area offers significant space for community gathering, with a continuous promenade curving along the edge of the water, as well a central plaza overlooking the harbour.
The master plan features a man-made island, offering cottages offering views of passing sailing craft.
Construction of these cottages started in early 2011, with completion of the first group by early 2012.
Environmental planning methods include the creation of a greenway and other management techniques to maintain wildlife habitats. Notably, the 50 acre north/south greenway preserves the habitat of the Bahamian parrot, which feeds and migrates through the area annually. A buffered area along the beach also preserves the natural dunes and vegetation.
Building types and streetscapes are arranged according to the local transect, following the precedents of traditional Bahamian towns. In addition, the scale of the architecture is inspired by the Caribbean vernacular, as seen in Nassau and nearby Hope Town. Buildings are primarily cottages, relating to the street with small masonry walls, hedges and fences. Backyards and courtyards offer homeowners private, recreational space, while screened porches also offer semi-private space and reference the classic architecture of the Bahamas. Schooner Bay Village consists of a total of 500 building lots, with the first 100 now available fpr purchase.
Phase One Development is currently under construction and will include:
300 plus lots of an appropriate mixture of residential, commercial and community parcels
Extensive protected, deep water harbour to include a marina with available dockage, a fuel dock, a marina service/maintenance area and boat dry storage
